The aim of this page is to explain our process step by step to help you gain of a better understanding of what's involved and how it works
Improving the property you already have is often a more affordable and appealing route when compared to the cost of moving home (estate agent and solicitor’s fees, house movers, stamp duty etc. all tally up). Maximising your property’s potential with a well-designed house extension will transform your life-style – creating a living space which truly meets the needs of your family.
But where do you start? Just the thought of it can be daunting to some people, and this is further compounded if you're considering a larger project like a new build. Below we have set out our process and whats involved in transforming your initial thoughts into a set of fully aproved construction drawings for your builder to use

Every project is different and yours may not require many of the steps listed below. To find out what your particular project requires regards Planning Permisssion, Building Control approval and other services, please feel free to contact us and we would be happy to discuss the project with you.
The process can only begin once you have got in contact with us, you can do this via the online form or any of the other methods found on our contacts page. Once you have got in touch, we will arrrange an Initial free meeting or telephone conversation to discuss the scope of your works, the feasability of the project, possible ideas, styles, layouts and anything else that you may like to discuss.
Using the information from the initial meeting we will put together a provisional quote for you. Our quotes are split up into stages that coincide with project milestones such as submission of the planning application. The quote also advises you what third party fees will need to be paid, and at which stage in the poject you will need to pay them.
If instructed to proceed, we will visit the property/site again to do a detailed survey of the existing in relation to the design. This includes measurements of the property and at the same time checking for any potential issues that may exist such as manhole covers or other utilities. If we are working with you remotely in other areas of the UK, we will use planning records, google earth and would require you to provide some critical dimensions and photographs
Using the information from the initial meeting and subsequent site visit to measure up we will start work on the designs. Once an initial layout a draft proposal has been modelled, floor plan layouts, elevations and some 3d visuals will be sent to you for comment/feedback. We would then amend the drawings and re issue them again for comment. This process continues (within reason) until you are completely satisfied with your projects design and are happy to approve and sign it off ready for the next stage.
3D RENDERING for realistic visualisations
As the design develops, using Autodesks latest 3D construction design software Revit, we are able to provide you with realistic rendered images of the proposals both exterior and interior. This helps you to visualise your project in a way that traditional 2D drawings cant. You can see plenty of examples of these 3D images on the various pages on this site.
If at the design development stage it is determined that the scheme requires the services of any specialist consultants, client will be informed and some quotes for the works will be obtained. HDS will engage and collaborate with the specialist consultants regarding the design. Client is invoiced directly by the specialist/consultant for the works.
One you have approved the designs, we will put together a drawing package for planning permission, complete and submit the application then act as your agent throughout the planning process liaising with planning when required and keeping you up to date on the progress of the application.
Many home extensions can now be done without the need for planning permission using Permitted Development Rights. If you are unsure whether your project requires planning contact us with your full address and what it is you are looking to build and we will be happy to advise on the planning requirements.
Once planning is passed, we will put together a detailed technical drawing package and specification Building Control approval, complete and submit the application then act as your agent throughout the process liaising with the Building Control Officers when required and keeping you up to date on the progress of the application. They will check the plans to ensure the designs either meet or exceed the current regulations before work starts. Once they are signed off, work can begin on your dream extension or new home!
overseeing the construction
Once construction work begins we offer a custom service to suit each project, this involves site visits/inspections at set intervals to review project progress, construction, quality and monitor program. Each visit HDS will do a site walkaround with your contractor to discuss any findings, positive or negative. We offer advice and expert help to both you and the contractor throughout the course of the project. We then provide you as the client with a site report detailing our findings, the works completed to date, summary of proposed works within the coming weeks and progress photos.
Many have found this to be a useful service which offers them peace of mind, It avoids any areas of doubt that clients may have, it provides an impartial 3rd party option on construction and detailing matters and ensures that all works are being carried out in accordance with our detailed drawings, therefore avoiding the situation of ‘well it’s built now so what can I do’.
