why use a design & build service over a more traditional procurement route?
The majority of home extensions or self build new homes will follow the traditional procurement route;
Appoint an Architect or designer to develop the design to complete applications and the required drawing packages & before waiting for the relevant permissions to be obtained. Once the green light has been given, the project is put out to tender to find a suitable builder or contractor to complete the works, once a contract is signed work can begin'.
There is nothing inherently wrong with this method of procurement, it's been around for centuries and will continue to be used, this is because most of the time it works and its what people know. But its no secret that the industry suffers from fragmented and adversarial ways of working, and how this leads to poor communication, inefficient working practices, encourages a blame culture and not forgetting to mention budget and schedule over runs etc.
Over the last couple of decades though, the Design & Build (D & B) procurement route has started to gain popularity, this has been largely on big scale projects in the commercial construction sector but people are starting to realise the benefits it offers and D & B for smaller scale domestic projects is on the rise.
D & B allows for early collaboration and problem solving through the beginning stages of the project, with the design team and construction team working towards the same goal from the start, issues on site can often be designed out in the early stages before ground has even been broken. Getting everyone together early allows all team members to share their ideas for creative and innovative solutions, which can lead to faster project delivery and best cost value.
Single source of responsibility all the way through to completion by using open/transparent communication. The roles of contractor and designer are integrated to increase constructability and streamline the schedule. Both of these factors directly relate to eliminating adversarial conditions by using a single contract between the Owner and Design-Build Team.
