Based in the village of Golcar, Huddersfield, Heatherington Design Solutions is owned and run by Joe Heatherington. Joe has worked in the construction industry since leaving school 15 years ago, and after 7 years working on building sites in a variety of job roles he went on to Huddersfield University to get his degree in construction design and project management.
Since graduating, Joe has spent six years working as a design technician in busy construction design offices. During this time he also returned to University part-time to study for a Masters Degree in Building Information Modelling, which he graduated from with distinction three years later.
5 years ago Joe was asked to design an extension for a friend, and from this Heatherington Design Solutions was born. Since then HDS have completed numerous extensions, planning applications, building control drawing packages and specifications, new build designs alongside a variety of other construction related design services, websites and other graphic design work.
Currently working towards charterer-ship with CIAT, Joe is hoping to become a fully Chartered member of the institute of Architectural Technologists sometime in the summer of 2021.
Whilst we have full confidence in the work and designs we produce, HDS are covered by the relevant professional indemnity design insurance up to £150,000 per claim in the unlikely event a problem or dispute ever arose.

FULL WIDTH REAR EXTENSION - BARNSLEY
The clients had a rough idea of what they wanted and sent over a few layout sketches and images of ideas they liked that they had found online. Using the 3D Design Software Revit, the existing house was modelled and work began on designing the extension. The building model is built using realistic materials, textures and elements and once a draft proposal was finished, 3D rendered images of the extension from both the exterior and interior were sent over to them to review and comment on. This allowed the clients to properly visualise the proposed extension and get a real feel for how the space would work and the finished product would look. After a couple rounds of back and forth with comments, the design was finalised and planning drawings were extracted from the model ready to submit with the planning application.
"Having an idea but not knowing where to start was always the most challenging part for us. So being introduced to Joe was one of the most important first steps we made.
Joe really helped put our ideas into very realistic & professional plans, whilst at the same time made other suggestions for us to consider that we may not have ordinarily done!
Once we had the draft plans in place, being able to view what our extension would look like in 3D, both inside and outside, really helped to visualise the potential end product and gave us the confidence that we were making the right decision!

MIRIAMS KITCHEN TABLE
To create the bistro, two shops were to be knocked through into one, providing a small kitchen and serving area and seating downstairs and upstairs.
This required a change of use planning application, planning approval for new extraction system and changes to outside look of the property.
Also a Building Control application was required to ensure the new larger premises were safe and passed all relevant regulations as a few structural changes were required.
"Joe did some plans for me to improve a commercial building that I was renting and make some structural changes. I also needed to apply for a change of use. He guided me through the whole process, liaising with the planning department at the council on my behalf. His advice was spot on and all of the work was done at a very reasonable cost. TWO STOREY REAR EXTENSION - OAKES
This project was for full planning permission for a two storey rear extension in Oakes, Huddersfield. The ground floor of the extension projected 2m beyond the the first floors extension walls to provide a large open plan kitchen diner with patio doors.

SELF CONTAINED ANNEX AS A SIDE
EXTENSION - KILLAMARSH
The client wanted a self contained annex extension for his elderly Father to live in. In the relatively small area available, our design managed to fit in a kitchen with small dining table, bedroom, bathroom and a lounge. HDS were responsible for both the Planning Permission drawings and application, as well as a full plans Building Control drawings approval package.
"Our original Architectural Designer, after just a couple weeks in, informed us he could no longer finish the job as he was going to work abroad. He recommended HDS to take over the project, and told us that Joe was one of his former University Students when he was a lecturer at Huddersfield University. We are quite a distance away from Joe but he came over the weekend after we called him, measured up and after a bit of back and forth we had a design that worked and was happy with. We were quite impressed with the level of detail and quality of the drawings, we had an extension done around 5 years ago and the difference in detail, quality and presentation is like night and day.
